Rents here can go from $700 for a one (1) bedroom, one (1) bathroom unit to $3,000+ for a luxury apartment with two (2) bedrooms and two (2) bathrooms. This area is very close to shopping of all kinds along with restaurants and services.

San Francisco de la Caleta, is one of the best and more attractive neighborhoods in Panama City, Panama. It has the only community park, located on approximately 42 acres of beautiful and well taken care of land, where hundreds of neighbors start their morning walk around 4:30 AM, with walking until 10 PM. It has the only community park, located on approximately 42 acres of beautiful and well taken care of land, where hundreds of neighbors start their morning walk around 4:30 AM, with walking until 10 PM. It has a children´s playground, exercise machines, gazebos, an important main public library, an event place, daily fruits and veggies stands, natural fruits shakes, and many other amenities.
It has all kinds of businesses, lots of first quality restaurants, as well as 5 star hotels like Sheraton, nice surroundings, churches, important grocery shops, schools, business centers, just to describe some facilities. In addition, San Francisco de la Caleta has the most modern mall, including a VIP movie theater, with all the best worldwide films. In other words, you just don´t need to go anywhere else to get the things you need.
Regarding prices of rental housing, it has increased lately due demand from foreigners. Depending on facilities, luxury or the exact location...rent varies from $600 to $3,000 per month.
Not to mention this area is also located at few minutes from Punta Pacífica, where you can find the most exclusive and modern hospital (in connection with the Hopkins Hospital), the Donald Trump Tower and lots of high-rise buildings with condos in the sales price range from one million to several million dollars. There is no better place to live. Good life on a good budget level.

In the middle of the San Francisco area where you would find the lower priced apartments, you can probably get something quite nice for about $800 a month.

In San Francisco area of Panama City, I’d say rental prices are probably starting about $750 to $800 per month, going up to $5,000 if you’re in the higher-end part of San Francisco, in the Punta Pacifica area, which would be for a large 3-bedroom apartment. In the middle of the San Francisco area where you would find the lower priced apartments, you can probably get something quite nice for about $800 a month.
For $800 a month you can probably get something that’s about 1,300 square feet in size, 2-bedrooms with all the appliances. You would have to put in your own furniture for that price, and at that price you would also be in one of the newer buildings, so you would have a social area, which would include a pool, gym within the building, and 24-hour security. If you were looking for an option for the same apartment that would be furnished, you would probably pay an extra $400 per month.
If a retiree came down to see if Panama City is for them and they like living there, they would probably want to rent something that’s furnished, which would be around $1,200 or maybe $1,100 if you were in one of the newer and nicer buildings. If you were going to one of the older buildings at lower price point but within San Francisco, more than likely you’re not going to find anything furnished in these buildings.

These prices do not include the utilities. Most of the buildings would include the gas you would use for your hot water, for cooking and for gas dryers. A lot of people in Panama City use gas dryers as opposed to electrical dryers, which cuts down on your expenses. You would pay for your electricity, cable bill, and Internet. The water and gas would be included.
For $2,000 a month you could get a very nice, fully-furnished one bedroom apartment in the Punta Pacifica neighborhood so you would be oceanfront in one of the new, modern buildings and you would have all the amenities—a gym, swimming pool, 24-hour security, and 24-hour concierge service. If you wanted to get a larger apartment, you wouldn’t find that in Punta Pacifica at that price, but in other parts of San Francisco for $2,000 you could definitely get an unfurnished 3-bedroom apartment that would be about 1,600 square feet. it would be very nice and would have all the amenities as well.
In Punta Pacifica, there’s one-bedroom to four-bedroom apartments. There are buildings in Punta Pacifica where it’s only one apartment per floor, so one apartment may be 10,000 square feet.
If you wanted like a furnished two-bedroom, two-bathroom in Punta Pacifica, it would probably cost $2,600 to $2,700 on the lower end, and up to about $3,500 per month on the higher end. Punta Pacifica has pretty much the highest real estate in the country of Panama.

It would be between 60 to 80 square meters (about 650 to 860 square feet) with a bedroom, a basic kitchen and a basic living space. Generally, the apartments that are rented out here in San Francisco are furnished. Usually, the renter pays for the electricity, cable, and Internet separately. Most buildings have natural gas for cooking and the gas and the water would be included in the price of the rent.
For $1,500 a month, you would end up with a nice studio or one-bedroom apartment but you would be closer to the Panama Canal with an ocean view. They are generally about 70 to 100 square meters (about 750 to 1,070 square feet). Some are a bit larger. The price changes depending on how close the building is to the water, if you have an ocean view, and the amenities. You would have more amenities in the building such as a gym, racquetball or squash courts, etc. These apartments are located in a safe area because San Francisco in general is one of the safest areas of Panama City.
If you get an apartment in the low-end area of Punta Pacifica, you can get into some of the buildings on the outskirts or Punta Pacifica for the price of $800 per month. Punta Pacifica is the luxury enclave of buildings here, essentially a cul-de-sac with a dozen buildings with a lot of security. Many of the expats and multinationals who work for large companies enjoy living in Punta Pacifica because of the safety. Because of the central location of Punta Pacifica within Panama City, you are close to the banking district, to the malls, and essentially close to everything. You are close to the highways where you could easily get to the airport. Punta Pacifica is a very centralized and safe location.
