The construction standards in Coronado, Panama depend on the developer and what they are building. As an investor, I am involved in projects that have very good construction standards but I have also seen construction that is not that great, so it is varied.
My recommendation is first of all, find someone who has been here in Coronado for some time and that person should be someone you can trust. Make sure that he has been here for a while and knows the ins and outs of things....

Make sure that he has been here for a while and knows the ins and outs of things. That way, if you meet a developer or a real estate agent who you are interested in working with, your trusted person can find out about that developer or real estate agent for you. Research is a vital part of the process. You have to sit down and research everything there is to know about the place you want to start your construction on and know the people who you are going to work and deal with.
Generally, you should check two things:
- If that person is indeed a realtor and if that person is also an investor so they know what they are talking about first hand.
- How long they been here.
Testimonials are very important, too. Find out what feedback you can get from other people who have already worked with the developer or investor you want to work with. To some extent, we are all investors and all of us may need to sell our properties one day and if we sell, unless we are independently wealthy and don’t care about the price, then good construction is a very important component of the price we can get.

If you are building a house, you can get it at the quality that you expect if you keep an eye on the construction every day. In my example, a lot of our builders are very good and they know what I want. They stick to it because they know that if I go over the construction and I don’t like it, they would have to do it again. My standards come from England. I have been building for 43 years. My personal standards are very hard to achieve here in Panama but I am getting there. I have no hair on my head anymore, but I am getting there!
The quality of the construction standards that we follow in our development, Azura, is a main selling feature of our homes. People walk in through the door and straight away, they see smooth walls, nice woodwork, and good designs.
Designs are lacking here in Panama, too. The Americans have really got it down to a tee. In a standard American design, if you drive your car into the garage, you will have a door that comes in through to the hallway of the kitchen and you can get your shopping bags in. The bedrooms other than the master are down on one side and the master bedroom is down on the other side. We followed this standard American design when we were in Florida and then we brought that design and that quality here. When Americans come to Azura, they love it. They just walk in and say, “Wow!” Following this design has been a big help to us.
You are supposed to pull a construction permit in order to build in Panama but most of the local Panamanians do not get a permit. They just build on their land. As a foreigner in Panama, I play by the book so I pull my permits. There is a just a construction permit. Frighteningly enough, there are no inspections as we build. There is no footing inspection and no framing inspection, but there is an electrical and gas inspection at the end. That is just about it. So a lot of what you receive at the end of your construction as your finished product comes down to the trust you have in your builder and how that builder performs.
There are a lot of foreign people who come here in Panama who have not built anything in their lives, but they have started to build because it is a way of earning a living here. This is very dangerous. The builders in Panama City are quite good but in the interior, such as here in Coronado, anything goes.

There are fewer inspections in Coronado than you would be used to in North America. That would be up to you or to the contractor that you hire. There are people now who manage construction projects for foreigners that have the experience, perhaps learned the hard way, who are offering that kind of service to other foreigners. This is a good service especially for foreigners who perhaps can’t be here while their house is being built.
We have a lot of people come here and say, I’ve built in Coronado before and it was a nightmare, but I’m going to do it again and I’m sure it’s going to be even more of a nightmare, because they don’t speak the language and they don’t know the culture. We have some builders in the Coronado area that are foreigners who have been here for years, who know what they’re doing, they give you a price and they stick to price and timeframe and they do a great job. You pay for what you get. So if you come here and the price should be $800 a square meter and somebody quotes you $400 a square meter, it’s just like anything or anywhere else. You pay for what you get and it’s probably not going to end up being $400.
