Your neighbours from Monday to Friday will be Expats in Coronado Proper. If you live outside of the gates of Coronado you may have other Panamanians as your neighbours from Monday to Friday. On the weekends your neighbours will then expand to Panamanians who have come to the beach for the weekend or a holiday. Coronado up until approx 10 years ago was the weekend beach destination for Panamanians from the City. In the last 10 years Foreigners have now made it our permanent homes. With that commerce arrived and we now have 4 major grocery stores, one open 24 hours a day. We have furniture and home hardware stores and 8 major banks including HSBC and Multibank. The beauty of the Coronado area is you can choose your neighbourhood. If you want more local fare there are plenty of communities to choose from. If you would like an expat community neighbourhood we have those too. :)

Coronado is a very nice place, surrounded by the beach, with a golf and equestrian club, including the well-known Coronado Resort, that for many years was the only hotel in the area.
Coronado resort also has a gated community, with a beach club, and a trolley that takes you around; in which you have to comply with their requirements for maintenance, etc. But there are also some other houses outside the gate, as well as many other choices...

Coronado resort also has a gated community, with a beach club, and a trolley that takes you around; in which you have to comply with their requirements for maintenance, etc. But there are also some other houses outside the gate, as well as many other choices either inside Coronado or in the neighborhood like Gorgona, San Carlos, Chame, Punta Chame, Santa Clara , Sea Cliff, and El Palmar, or Las Guías, among others.
Coronado has become a popular tourist area, which has caused housing prices to increase a lot lately.
In recent years, due to international marketing, Coronado has become more and more of a residential area, especially for foreigners, either permanent residents or snow-birds, mainly from Canada.
Coronado has single family houses and high rise condo buildings, with future plans for expansion, meaning that more and more Panamanians are purchasing the condos and spending more time in town on a regular basis, and renting the condos for short periods of time. Along with the daily guests at the hotel, the hospital visitors and staff, all different business executives and employees, and the year round monthly vacation season from local families, Panamanians retirees and people to or from other towns, Coronado is always an interesting place to be, not to mention that it has shopping centers and major grocery chains and attracts so many people in a daily basis that it looks like a festival town, due locals from surrounding towns getting together to shop, just for the fun of a having a coffee, or for other matters.
Living in any of those towns gives a foreigner a good opportunity to experience the real local life and interchange experiences with other people. Also, new residents can be of excellent source of knowledge to local school children. But, if you are looking for a very quiet town, this is not it, as young kids are usually around with "mountain motorcycles", and there is partying and tourists in the way.

For example, my daughter goes to an international school in which the other students come from about six or seven countries; everywhere from Europe to Central America, South America, North America, even from Asia. You have people who come from all parts of the world who live in Coronado, which I find to be very interesting. I love it that we are exposed to that many different cultures here.

The other part of the community in Coronado is comprised of wealthy Panamanians who have their second home here. So, although they aren’t your permanent neighbors, on weekends and holidays, you have the Panamanians who come to their homes in Coronado and who are very festive and very friendly. The local Panamanian neighbors are unassuming, very beautiful people who I really enjoy being around.

Your neighbors in Coronado, Panama are going to range in age from about 40 to 80 years. There are some people who are younger, but you’re typically getting not just the retirees, but the pre-retirees. People who have a job that allows them to work from home or maybe they have reinvented themselves in Panama. There are a lot of people who come and go; who live in Panama for part of the year, and then somewhere else for part of the year. I am often around expats. Certainly, there are native Panamanians who live there. The Panamanians who go to Coronado tend to live in Panama City and go to Coronado on the weekends. You will make friends who are Panamanians, but it’s easier to make friends who are other expats because they’re going to be there during the week. They’re going to speak the same language. They’re going to have gone through the same relocation process that you’ve gone through. The connection is going to be easier to make with the other expats.
Also depending upon where you live, there are certain buildings that are international buildings. You’re going to have neighbors from Europe. You’re going to have neighbors from Brazil. You’re going to have neighbors from Canada and the US.
Because there are people who live in Coronado who have more than one residence, you’re going to have more affluent neighbors. One of the things that I love about living in Panama is you have a new family. Someone who lives next door to you may not become your best friend, but if you need to borrow a cup of sugar, if you need someone to drive you to the store, if you need to borrow US $20 to pay your maid because you forgot to go to the bank, people here are so giving and so willing to help that it’s unlike anything I ever experienced when I lived in the US.

Around 60% of the population of Coronado is in their mid-50s to their early 60s; early retirees or people who are looking to retire here in Coronado in the next 5 or 10 years. Some of them have already moved here to retire. Generally, they are business professionals, entrepreneurs, and those in the upper-middle class.

Most buildings in Coronado have over 50% Panamanian residents. Coronado is what you’d call their weekend vacation place. So if you’re in an apartment building, that means in most cases over half the units are owned by someone who lives in Panama. In certain buildings that are more attractive to the international market then it’s the other half of the building is going to be occupied by people from the US, Canada, all parts of Europe, Australia, Venezuela,...Most buildings in Coronado have over 50% Panamanian residents. In certain buildings that are more attractive to the international market then it’s the other half of the building is going to be occupied by people from the US, Canada, all parts of Europe, Australia, Venezuela, Chile, Colombia, etc.; we’re a melting pot of virtually every version of everything. When you go to your pool, you’ll see people from all those different countries. You’ll never be without somebody who is going to be able to speak to you in English in the Coronado area. In the restaurants Wednesday is what you would call the international happy hour at one of the restaurants. There will be 150 people from all over the world and that melting pot of fun is really what people love to see. It just goes on and on from different events; golf tournaments that are primarily going to be for the international market to anything that you find that you’re interested in, including learning how to make ceramics. You’re going to be meeting a lady from the US who lives in Italy who makes ceramics and teaches people how to make them. So life in Coronado goes all the way to the simplest and most common thread of a very international experience.

Your neighbors during the weekdays are people who live here in Coronado. They are mostly retirees, expats, or Panamanians. The neighbors that you have during the weekends are Panamanians from other places in Panama, usually Panama City, who come over to spend their weekends at the beach areas.The weekend neighbors...

Your neighbors during the weekdays are people who live here in Coronado. They are mostly retirees, expats, or Panamanians. The neighbors that you have during the weekends are Panamanians from other places in Panama, usually Panama City, who come over to spend their weekends at the beach areas.The weekend neighbors are kind of annoying because they bring their children, friends, and they come here to drink and party. That could be annoying for you as neighbor. However, in general, most people here are respectful; it’s just the teenagers who tend to be loud when they party and drink but they do that in their homes or in bars. It just tends to be annoying when they are partying at their house and you are their neighbor and you want to go to sleep but you can’t because their speakers are turned up very loud.
