House prices in Boquete have risen in the last few years and houses are not anywhere as cheap as some other areas. When there is an influx of ex pats, you will find prices higher. This also applies to some of the restaurants too.
It depends what you are looking for. I have seen prices rise from $100,000 to $200,000 upwards. Gated communities have shot up and so have the prices.

Prices vary by area with homes near downtown Boquete having a median price of $370,000 while homes in the Alto Boquete area have a median price of $254,000.

However, many of my friends have nice comfortable homes that are less expensive ranging from $200,000 - $300,000. The houses are composed of 4-5 bedrooms with patios.

We bought that house when it was two-thirds of the away constructed. We told them that we will pay the price, if they will accept some changes. We wanted to have a dishwasher, and they had not planned for a dishwasher. We had cabinets installed. Most of the changes had to do with the kitchen. They made those changes. A Panamanian friend of mine said, “You want to 'gringo-ize' a completely Panamanian house!”

That's about US $160,000, but that does not include the land. The land is roughly around $50 per sq. meter in Boquete. So if you are to build a 200 sq. meter house a 1,000 sq. meter (roughly a quarter of an acre) piece of land in Boquete, that would cost you around $210,000. But the price could still go higher depending on the kind of cabinets, fixtures, etc. you would want to be installed.

It depends on the lifestyle that you want and how much amenities you want. A brand new 2,000 square foot house with two bedrooms and two bathrooms on a quarter acre lot, low end, American standard home, outside a gated community would cost around $200,000, which is about $100 per foot. Take that same home and put it in one of the gated communities, and it would cost about $350,000. It costs more money on an ongoing basis because of the maintenance fees and HOA fees, which is another added expense when you live inside a gated community. You don’t have to deal with these fees when you live outside of the gated communities or if you are in a suburban area, but in these, you have to do or pay for the maintenance yourself.

If you are going build a house outside of Los Molinos, you can construct a house that’s not so fancy for $600 per square meter (about $56 / square foot). If you are going to use imported tiles or Italian floors, it could cost you around $1,500 per square meter (about $140 / square foot). A basic American-style house that is not to fancy would cost around $1,000 per square meter (around $93 per foot), so a 2,500 square foot house would cost around $233,000 to build, plus the land.

Boquete has grown considerably since I moved here in 2004 and prices of land and homes have risen considerably. Actually, when I moved here there were not that many homes available for sale. Boquete was a sleepy little town and there was not much tourism in those days, so most young people had to leave to find jobs.
Since 2004 not only Boquete but many areas around Boquete and Chiriquí have grown with not only expats moving here but locals as well. Why? There are more opportunities and jobs with the growth, thus the need for more housing.
Back in 2004 a few developers started promoting Boquete internationally and it started a boom. Boquete was written up in several publications as “one of the best places in the world to retire”. With that and the good economy, many foreigners, particularly Americans and Canadians, moved to the area. There were only a few gated communities and not many homes for sale so most people back in those days had to buy land and build if they did not want to be in a gated community.
Now some expats and Panamanians that have built homes of all sizes and prices want to sell for their own reasons. Many of them pass on or move back or experience some life changes which causes them to put their properties on the market. So now because of the increase in population you will find many properties (homes, land, condos and apartments) for sale in the area.
Prices depend on location, access, quality of construction, amenities available; pretty much like anywhere else in the world. As a general rule the closer you get to downtown Boquete the more expensive and again that depends too on how motivated the seller is and quality of construction.
If you are looking to buy a home in the area my suggestion is get a good realtor with experience and knowledge of the market and areas. I also suggest working with a bilingual realtor that is a person who can speak Spanish as well as English so that they can communicate in the language of the land, and you.

- Any parks, plazas, or entertaining activities close?
Having said that, you can look for prices of apartments or condos in the area that range from 80,000 USD up to 300,000 USD, depending on the size and the finishes. They could be located downtown Boquete, (which is closet to everything) or in Caldera (another part of Boquete) which is in the middle of nowhere. The prices are always subjective depending on what the current owner thinks about the property, so it is not easy to have a fixed price of a property in particular. When you look for a property take all of this in consideration to see if the price is good or not.
