What's the cost to rent an apartment in San Juan del Sur, Nicaragua?

The cost to rent an apartment in San Juan del Sur, Nicaragua, depends, of course, alot on what a person is looking for in the way of comfort.
Rentals for a 1 bedroom, 1 bathroom and living room without air-conditioning can start at $300 and go upwards. When you add air-conditioning you might only get it for the bedroom. It would not be out of the question for the landlord to require you to pay your own utilities such as electrical, internet, water, etc....

The best way to find an apartment is to walk the streets and look for signs. The vacant apartments do not stay vacant for very long. I often suggest a visitor rent a room in one of the small hotels or bed and breakfast hostels while they are looking for an apartment. Talking to people on the street also helps to find a suitable apartment. Pictured here is a kitchen of one apartment. You will find many apartments with well equipped kitchens.

Although I don't know how much it would cost to rent an apartment in San Juan del Sur on a monthly basis, on a per night basis, a 2 bedroom, 2 bathroom apartment in San Juan del Sur will cost between US $80 and $140 per night to rent, depending on the season and number of nights. Most of the rates are negotiable, so if you are staying for many nights, apartment owners would probably offer you a better deal.

The cost to rent in San Juan Del Sur depends on what kind of place you want to rent. I would categorize it in 3 different ways.
The first category would be low-income rentals. This would probably be a wooden or a small apartment that could cost about US $100 to $250 per month. It would be a basic and humble place, but well maintained. It could probably include furniture.

For a budget of $250 to $500, you could get a small apartment with one bedroom, a kitchen, and a living room. You might also find a two-bedroom apartment for that price.
Anything that is over $500 would already be luxurious. For that amount, you could get an apartment with a view of the ocean. For $1,000, you could get an apartment right on the beach. It would be a nice 2-bedroom, 2-bathroom apartment in the nicer areas of San Juan del Sur with furniture included and maid service.

You can rent a smaller, old apartment in San Juan Del Sur for US $250 to $300 per month. These are Nicaraguan style apartments, with no air-conditioning and with a shared kitchen with others, and it would be right in town.
You can also get a one-bedroom apartment that is private for $400 a month. It is still on the lower end but it has a private bathroom and kitchen and still in town.

$600 a month will get you a nice two-bedroom apartment with all the amenities, with an air conditioner included as well. Electricity is probably not included; you have to pay for that separately. So you would have air-conditioning available but you would have to choose to use it or not because paying the electric bill could be quite expensive. If you would use the air- conditioning all day long, it could easily cost $20 per day. I don’t use my air-conditioning in my house since my house is on a hill, 10 minutes outside of town. I capture the breezes so I do not need air-conditioning. In fact, I reach for blankets at night because it can be cooler.
There are also higher end apartments, which cost about $1,000 if you want to rent a home with
two or three bedrooms, with a pool, and with very modern amenities. You can get a small apartment in town for $300 per month.
