Whether you go north or south or stay in San Juan, you will rent at about US $150 - $300 / night for 4 people but can find elegantly natural homes for rent for a larger group that cost on the order of $600 - $700/night, including maid service and full kitchen and with internet and some with pools or Jacuzzi. If peacefulness, gorgeous, private, uncommercial..are attractive to you, then you may want to check it out.

Those homes were really cheap compared to what you will get in the States for the same price. The rental price of those houses was $1,500 for two or three bedrooms, and a pool. Utilities are rarely included in the rent in Nicaragua because the cost of electricity is on a sliding scale. A lot of property owners are reluctant to include utilities...

For people who would want to rent a house in San Juan Del Sur on an annual basis, the cost depends on what quality standards the person is looking for. You can find homes in San Juan Del Sur for as low as $350 per month, which would be very basic. It will not have hot water or air conditioning and be sparsely furnished and sparsely equipped when it comes to the kitchen. The person living there would need to provide their own bed sheets and towels. It's more of what a local would live...

A $350 home in San Juan Del Sur for a long-term rental does not get you North American quality standards.
There are a ton of these $350 home rentals available. A lot of the information you read online would say, "You can get a beautiful home in San Juan Del Sur just two blocks from the beach for $350 a month." Their definition of “beautiful” and my definition of “beautiful” are two totally different things. I would say you are not getting a North American quality standard home for $350.
If you want North American quality standard like a home that has two bedrooms, two bathrooms, furnished, with a shared pool, and has hot water and air conditioning, that can be found for $1,000 to $1,500 per month. Almost all long-term rentals here in San Juan Del Sur are furnished.
As for utilities, sometimes the Internet, cable TV, and water will be included in the rent, but almost always, the electricity is extra. In this North American quality standard rental home, you could easily pay up to $150 a month on electricity in the hot season. The only time electricity would be included in the rent is if we're talking about a $350 rental that doesn't have hot water or air conditioning because then the electricity will be $15 per month.
Many foreigners like us who live here in San Juan Del Sur full time do not use air conditioning all year round. The only time most of us use air conditioning is in April and part way through to May before the rains come. You don't need air conditioning here in San Juan Del Sur. If you're living in a home with good air flow and you have a floor fan at the end of your bed, you could be super comfortable and not have any problems with feeling hot or not being able to sleep due to the heat.
