The cost to buy a home, condo, or apartment in San Juan Del Sur depends on how close to town you are, and how close you are to the beach. For example, I just sold a property recently for US $90,000. It is a one-bedroom condo, right in front on the beach. The cost of a condo/apartment here could be anywhere from $90,000 to $400,000 right on the beach in town. The cost to buy a home, condo, or apartment in San Juan Del Sur depends on how close to town you are, and how close you are to the beach. For example, I just sold a property recently for US $90,000. It is a one-bedroom condo, right in front on the beach. The cost of a condo/apartment here could be anywhere from $90,000 to $400,000 right on the beach in town. That one that I recently sold is in a building that’s about 8 years old.
There are not many options for purchasing but there is a building that is about 5 or 6 years old. It has nice one-bedroom units in it, which are pretty large at about 800 square feet. It also has a couple of two-bedroom units. It is older but a nice building. It is five stories high and there are a couple of others listed there for around $150,000 up to $200,000.
The Talanguera Townhomes project in Talanguera, which is a luxury neighborhood of San Juan Del Sur in the town proper, has some very modern, very new units, which is another option. Small, one-bedroom studio units start at about $105,000 and they have some two bedroom units for about $280,000 to $300,000. They are just a few hundred yards from the beach. Then there is Condominiums Talanguera, which is one large condominium complex in which their one-bedroom units go for about $200,000 right on the beach.
The houses along the beachfront can be a million dollars and these again, are within the Talanguera, which is just across a bridge, across the river that provides a little separation between downtown proper and the north end of town, and which is this little exclusive community where the wealthy Nicaraguan elite have their summer homes and holiday homes. Those houses along the beach are million dollar homes, but there is a whole variety of houses- from small, ocean view homes for $125,000 to $150,000 up to $1 million homes, and everything in between.
The small ocean view homes for $125,000 are located a drive away from the beach, in the hills back behind the bay. They have one or two bedrooms and they are on stilts so they have very little yards and lots of steps. They are about 750 square feet. They have fairly cute construction and they are about the cheapest you can get in the beachfront of San Juan Del Sur. There are an increasing number of developments being built with houses that are that sort of style; not necessarily on stilts, but they have small lots, one or two bedroom small houses. They are about a 20 minute walk into town or a 5-minute drive.
There are also lots of 3-bedroom homes available, which cost anywhere from $250,000 to $500,000, depending on how big they are, the views, and how close to the ocean they are and how close to town.

The price is roughly about $100 a foot for a home that is not on the beach but is relatively close to the beach with a nice sized lot. Homes in San Juan Del Sur can be anywhere from the US $200,000 range. For that amount, you will find a very nice home by the beach with 2 bedrooms, 2 bathroom, and a nice ocean view, with a little over 2,000 square feet. Many of these homes are sold fully furnished. Whatever you see in the house, goes with the house. Usually, this happens when a foreigner leaves the country and sells their home. Since they are leaving the country, they sell all their things along with the house that they couldn’t take with them.
Right now, I have 10 homes we list on for sale and they are all fully furnished. The price just goes up from what I just described. For the $600,000 range, you will get a nice luxurious brand new home. Anything in the $1 million range, you will get nothing less than a mansion with a really spectacular ocean view or it would be really really close to the ocean if not right on the ocean.
The price of homes here in San Juan Del Sur vary not only based on the size of the house but also on the location of your property. Anything that has a nice ocean view is going to be priced a little bit higher. Once you go over the $600,000 range, that would be considered luxurious, top of the line homes. Anywhere else, like in California, Costa Rica, and Florida, that $600,000-home will be well over the $1 million dollar mark here. It is all a matter of how you see it.
For $600,000 you are going to get a home that is incredible, right on the beach, with all first rate fixtures, fully furnished, great appliances, and fully luxurious even by US standards. As I wrote, it is either on the beach or right next to it, and with a magnificent view of the ocean. It would have about 4 to 5 bedrooms and 2 to 3 bathrooms.
Condos can also range in the same manner. You can get a condo inside the town of San Juan Del Sur for close to US $100,000 and less. This would be a condo with 1 or 2 bedrooms, 1 bathroom, and not necessarily close to the ocean, but inside San Juan Del Sur. The price goes up pretty much the same way as the homes. For $200,000 you can find a nice condo, and anything above the $250,000 mark would be a very nice luxurious condo.

It's a pretty high-end development that's called Santa Cruz Lofts. A one-bedroom studio loft condo with a private swimming pool is currently listed for US $199,000.

You could also purchase a condo or a big, beautiful house up in the hills overlooking the Bay of San Juan for $1 million. There's quite a range.
