As a foreigner, you can open a business in Nicaragua but you are going to need a Nicaraguan or a citizen as a partner. You do not need to be full time to open a business in Nicaragua. A lawyer can help you start a corporation and register that corporation in your name. Then you can own that business entity with a partner who is Nicaraguan or is a citizen. Then you can start paying taxes and get invoices, too.

A foreigner can be the sole owner of a company but registering a business requires the business owner to have a local representative, so you either have to have residency in Nicaragua or partner with a local person who could be the legal representative of the company in Nicaragua. The representative should be in the country of Nicaragua legally as a a legal resident or a citizen of Nicaragua. However, that representative does not have to an owner of the company. A representative generally is an attorney but he does not necessarily have to be a lawyer; he just needs to be a person associated with the company.
