The cost to rent a home in Yucatan varies depending on the time of year. If you are going to rent a home on a permanent, 12-month rental, it would cost anywhere from US $700 a month and up. $700 a month may get you a small oceanfront house in the Merida beach areas in the state of Yucatan. If you were looking to be oceanfront but a larger home with a garden area, a swimming pool, split-type air-conditioning and several bedrooms, it would cost about $1,200.
The cost to rent a home in Yucatan varies depending on the time of year. If you are going to rent a home on a permanent, 12-month rental, it would cost anywhere from US $700 a month and up. $700 a month may get you a small oceanfront house in the Merida beach areas in the state of Yucatan. A three-bedroom, two-bathroom 3,200 square foot house in Chelem (the beach areas closest to Merida, in the state of Yucatan) that is one or two blocks away from the ocean, would cost you around $700 a month. It’s a different ball game because it’s one or two blocks away from the ocean. You can get a really nice modern home for $700 a month if you come back a couple of streets from the beach. You will still be in a nice area and you can walk to the beach in 2 to 3 minutes.
Prices in Chelem are so much cheaper than in Merida even if the home is right on the beach and you could be in Merida quickly, anyway. That is one of the big selling points of being in Chelem on the beach. You could have the beach lifestyle but if you and your husband or wife decide that tonight you want to have a really nice dinner and go to the theater, you could be in Merida in just 30 minutes. Do whatever it is that you want to do there and 30 minutes later, you are back home at the beach. It is the perfect setup.
You can also rent a nice place in the city of Merida. Quite a few expats have bought homes in Merida for the reason of renting them out. The cost to rent a three-bedroom, two-bathroom, 2,500 square foot home in Merida differs depending on where the house is situated. If you are in a popular, upscale expat area like Santiago, would cost you about $1,200 to $1,500 a month. I’m not certain how much it would cost in other areas that are not heavily populated by expats because most expats do not want to live in areas that are 99% populated by Mexicans; they want to be around other expats.
If you want to rent that same place in the Riviera Maya in the state of Quintana Roo in places like Playa del Carmen, Cancun, Tulum, and Cozumel, just double the price and you would be pretty close. It would cost about $2,500 a month to rent a three-bedroom, two-bathroom home in those areas.

The beach is a different market. If you go to very cheap areas on the beach, you would find houses that are around the beach but the house would be 30+ years old and without services. You could rent that house for around $400 a month. If you rent a four-bedroom house and each one has a bathroom, has a nice swimming pool, etc., that would cost around $1,500 a month on the beach.
Some rentals have inclusions like furniture and appliances. Some of them rent out just the houses as they are. In the area where we have our offices, you could rent a very nice two-bedroom, furnished house for $750 a month. It’s a very nice area. It doesn’t have a pool or a garden but you live in a small gated community of eight to ten houses, which has become the trend in some areas. The rent includes utilities like water, electric, internet, garbage collection, etc.

The distance to the beach is not very far, 5 to 10 minutes and they’re right on the beautiful Mexican Caribbean. There are lots of people who have bikes and golf carts. Some rentals come furnished and some are non-furnished. The houses that go for 20,000 pesos (around US 1,100) are usually furnished and 15,000 pesos ($870) for non-furnished ones. These are all long-term rentals so utilities are not included in the rent.
If you go to Tulum, which is south of Playa del Carmen, you could rent a single-family home for about 11,000 pesos (about US $630) in downtown Tulum, to about 25,000 pesos (around $1,400). If you go inside the Aldea Zamá, the rent is usually 25,000 pesos (around $1,400) in a gated community. Tulum is a beautiful little pueblo or village. The population there is about 28,000, and you will see a lot of Europeans living there along with Mayans and Mexicans. It has a very nice atmosphere. Tulum is cheaper by about 15% to 20% compared to Playa del Carmen.

In the beach areas, the cost of rent is usually less, depending on the beach area. For example, if you go up to Progreso and Chelem, the cost of rent would probably be 20-30% less, but if you go over to Tulum, the cost of rent would possibly be up to 2 or 3 times more. It would be completely normal in Tulum if you wanted to rent a house, especially in the season, and the rent would be a couple of thousand dollars, depending on the ocean view.
