The cost to rent an apartment in San Miguel de Allende varies depending on the number of rooms in the apartment and where the apartment is located. Between US $300 and $400 a month, you can find a nice place. It depends on which neighborhood you look into.
There are a lot of Americans here in San Miguel who are living on their Social Security and one of the reasons why they came here is because of the much cheaper cost of living. A two-bedroom, two bathroom apartment downtown could cost around $1,500. The price changes as you move out of the center of town. Even if you just move out within 2 kilometers (1.25 miles) away from town it will make a huge difference in the rental price. The same two-bedroom, two-bathroom apartment outside of town would cost less than half the price in town.
During Easter, about 55,000 people come into town so the idea is for you to get a place that is outside of all these traffic areas. That way, you could still have your R and R, and if you want to go downtown, you could still come and enjoy because it’s just nearby.
Right now, we’re moving to another house where we have three bedrooms, two bathrooms, a dining room, living room, backyard, and we’re paying 8,500 pesos (around US $500). It is located about 10 minutes away from town, including traffic. It’s not in a gate guarded community but the place is safe. Generally, San Miguel is the safest place in all of Mexico. There are so many expats here and we are all protected here.
A lot of Americans and Canadians here live outside of town. Older people like it to be quieter and there are lots of place outside of town that are quiet. There are golf courses with properties on them, which are very expensive just like anywhere around the world.

We don’t have many apartments in San Miguel de Allende. We mostly have houses. We lost about 70% of our long term rentals to Airbnb and VRBO, just like the United States. It is a big problem in the US and they are having the same problem here. What used to be long-term rentals have been changed to short-term rentals. When I talk to people in the US, they say that they are having the same problems with long term rental shortages when people cannot afford to buy homes.

Here in San Miguel de Allende, people come to rent on a short term basis from December through March, which is a high season here. When they came in 2016, they spent the first two weeks getting places for next year. San Miguel de Allende is that popular.
I am a renter who solved that problem because somebody bought the property I’m renting knowing that I would be there for a long time. I have a 5-year renewal lease. Before that, I moved 4 times in 5 years because I made the houses cute and they sold them or they turned them into short-term rentals. Somebody in my industry knew that I was looking for a long place to live and they bought an investment property knowing that I would sign up for 5 years and do another 5-year renewable. So finding a long term rental in San Miguel is not the easiest thing in the world. It can be done, but you have to look. And since the inventory is less, the prices have gone up.
If you rent a one-bedroom in an area that we know a girl is safe and where you can walk , it would start at maybe US $600 a month, if you’re lucky. It would be fully furnished. A two-bedroom rental would start at around $900 a month. And a three-bedroom would start at around $1,000 a month, excluding the utilities.

Apartments are available on the outskirts of town at lower costs as opposed to full homes. There are some apartments available about 12 minutes away by foot from El Jardin, which is in Centro. These apartments cost approximately US $550 a month for a one-bedroom unit. If you wanted a two-bedroom, two-bathroom apartment located on the outskirts of San Antonio, which is about 12 minutes away from the downtown area, it would cost about $650 per month. The rental price of most of the apartments, especially those in the downtown area, is quoted in US dollars. These apartments have a really long waiting list.
The owner of these apartments has been letting (renting) these units for probably 30 years, and has not raised the rents, which is why the rents are very affordable. There are homes that have extraordinary views of Centro, the historical district of San Miguel de Allende, which are also available to rent. They normally rent for between US $900 and US $1,500 a month.
These homes are two-level homes with three or four bedrooms. They have beautiful views of San Miguel de Allende, and are about 10 to 15 minutes walking distance from the historical district.

It's got that name because there used to be a hacienda called La Lejona in that area years ago. The cost to rent a home in an upper middle class area of San Miguel de Allende costs anywhere from US $500 to $750 per month. With that price range, you can rent a 2,000 square foot home with three bedrooms and two bathrooms, depending on how lucky you are as far as finding a house. To rent in somewhere in Centro San Miguel de Allende, you'd certainly be doubling your rent or even a little more than double.
In San Miguel de Allende, you generally hear a lot of people coming in and falling in love with everything and they want to be right in the middle of town, and few years later they want to get out of town to get away from traffic and the noise that go with being in the middle of a booming downtown area. What tends to happen in San Miguel de Allende is that local buyers out here in Ventanas de San Miguel are typically people who have done the Centro thing and now value their peace and quiet more than their proximity to the church and the main events downtown.
