What's the cost to rent a home in San Miguel de Allende?

The Centro or downtown San Miguel is the most expensive area in town because people want to be walking distance to the Jardin when they first arrive here. Most of the major restaurants, little shops, and businesses that people like the most are in the Centro.

 

A two-bedroom, two-bathroom home in the Centro costs about US $1,200 a month, not including utilities and it might be furnished or semi-furnished. If you move a couple of miles away from Centro, the same house would rent for probably $800 or $900 a month.

If you rent something downtown it would be more expensive but it won’t be as expensive as in other places. Many Americans, Canadians, and Europeans live here, too. My house is a 5-minute drive away from downtown, which is nothing.

 

The traffic is nothing here also. It’s really relaxed. You could be driving and on the road you’ll see horses, mules, donkeys, or sheep. I don’t know why but we also had a whole bunch of turkeys at a certain point. There are a lot of organic farms here in San Miguel so you could have a lot of organic meals as well as fresh fruits and vegetables.

You can find a beautiful home in San Miguel de Allende between 10,000 and 20,000 pesos (US $550 to $1,000) a month. For 10,000 pesos ($550), you can rent a beautiful house in a great neighborhood. It would have two stories, a nice garden, three bedrooms, two bathrooms, a nice kitchen, and it would be furnished. It would be located in a nice and safe neighborhood close to town.

What’s funny is that in San Miguel de Allende, you can rent a house at a very cheap rate but the sale price of the same house would not make sense. For example, you can rent a mansion for US $1,000 a month, but it would sell for $1 million. I have no idea why that is.

 

I rented a mansion in San Miguel de Allende for 15,000 pesos ($800) a month with beautiful fountains. It was a beautiful two-story mansion, with four bedrooms and five bathrooms. It had a couple of fountains and a little house outside and a nice garden. It was also in the best neighborhood, which is located two blocks away from the church. It was furnished, too, but the rent didn’t include utilities. Utilities are very inexpensive in San Miguel de Allende. You would pay around $20 for electricity. No wonder expats come here to retire!

We’re renting a big home-- 2,300 square feet with a beautiful view, and almost a half an acre. Everything costs about US $1500 a month. This rental is fully furnished, but I brought much of my stuff, so they had to take out what we didn’t want. 

 

The utilities are not included. My landlord is paying for the homeowners (association), and for gardening. I’m paying for water, electricity and full maintenance, including a housekeeper. Both of my friends who live in centro are paying about the same (US $1,500)

 

I looked at a different house including one that was about the same price. One of the reasons that ours is more expensive is that we have a pool- it would probably be a little less if we didn’t have a pool. The other house we considered was a big house, and I didn’t like it. It wasn’t usable for me- it had an upstairs area inside. 

 

We have an upstairs terrace in the place we’re renting now in Rancho Los Labradores, which is gorgeous, but I can’t walk upstairs. The other house they were renting had to be about 3,000 square feet or more, but because it had a downstairs level with a bedroom, a bathroom, a library, a big main floor, and a loft area, I knew it wasn’t anything I would be comfortable in.
