Here in San Miguel de Allende, a short-term rental is generally three months or less. Six months or more is usually considered long-term. The prices may be reduced if you are renting long-term, but some owners striving to max out their rental income prefer just short-term renters.
When our kids got old enough to want to walk out the door here, we got worried about the traffic, buses, etc. where we lived in town, so we moved to a home about a 5-minute drive from the edge of town in a suburb called Los Frailes.
It’s a quiet neighborhood with maybe around 1,000 homes on relatively large lots compared to many in-town homesites, and I mention it as an example of areas not far outside of town where, whether you are buying or renting, you should be able to get about 40% or more bang for your buck than you do in or surrounding the town’s central historical zone, and from where, if you don’t have a car, for the peso equivalent of around US $5 or less, you can call a cab to come pick you up and take you anywhere in town.

Looking at it from a real estate point of view, if you want to buy a house, make an investment and turn it into a vacation rental might be a wise thing to do. The government was against it some years ago but now we are getting so many tourists during the weekends that San Miguel de Allende would collapse if there were not enough vacation rentals out there for people who are coming in during the weekends.
You can get short-term rentals of 2 to 5 months that are furnished and with all utilities included at about $1,500 to $2,000 a month. The best way to find them would be through VRBO or Airbnb. For $1,000 a month, you could get a place inside the city, within walking distance to any restaurant and to downtown San Miguel. It would be a two-bedroom home with heating in case you come during the cold months. It would be about 120 square meters (1,400 square feet). They would have either a fireplace or gas heaters in the house. Most of these places are Mexican style and are nicely decorated with lots of colors and textures, so you would really start blending into the culture of San Miguel de Allende as soon as you come.
For $1,000 to $1,500 a month, you could also live in an incredible resort located 10 to 15 minutes outside of San Miguel. It would have amenities like a hot spring, tennis courts, etc. This would be a two-bedroom home inside of a gated community.

If you want to be right in Centro (town center) or have a fancier house, a vacation rental would cost around $2,100 a month. I live in a colonia outside of Centro that touches Centro which is called San Antonio and I can walk to Centro within 15 minutes. You can get a vacation rental for $1,200 a month in this area. There are rentals located within a 15-minute drive from Centro but those aren’t usually put for short term rentals because people do not want them. Most people who come here want to be within walking distance to downtown and not have to drive.
