Right now I know of a 481 sq. meter lot (about 1/8-acre) for sale for US $110,000 in a very upscale neighborhood on the hill above the historical “Centro”, about a 15 to 20-minute walk from San Miguel’s main plaza.
On the edges of town there are options for around US $150 to $225 per sq. meter, and in outlying residential neighborhoods, like the area called Los Frailes where I would enjoy living, you can find great homesites of around 500 sq. meters (1/8-acre) homesites for around US $35,000 to $75,000.

As you go out to different neighborhoods inside of the city, the prices start dropping to $600 per square meter (about $600,000 per quarter acre) all the way down to $100 per square meter (about $100,000 for a quarter acre).
If you start going out to the country, there are incredible gated communities where you would pay $70 to $100 per square meter (about $70,000 to $100,000 per quarter acre) and you would get a larger piece of land. If you want to buy in the Mexican communities that are outside of the city but still inside the municipality, and buy land and be out by yourself, you can find land that would cost $10 to $20 per square meter (about $10,000 t0 $20,000 for a quarter of an acre).

I couldn’t afford to buy a lot in Centro. You could buy a ruin and then renovate it, but there weren’t any empty lots in town. Just outside of town, however, a 10-minute walk for example, there are several lots that one could buy.
In a nearby area to where I currently live, there are several gated communities being developed and lots being sold, and many of the lots are going for anywhere from US $50,000 – US $75,000. These are nice, big sized lots, and are in a gate-guarded, planned community.

The same 2,500 square foot lot in places that are 20-minute walk from Centro, would cost $150,000 or less. The average lot size in my neighborhood, for example, is 2,500 square feet and the typical asking price is $100,000 to $120,000. This lot pricing also applies to a number of areas that are not in the center of town that would still be considered desirable. Out here in Ventanas de San Miguel, our smallest lot size is around 3,000 sq ft. and the starting price is $100,000 for lots that don't really join the golf course itself, but are still part of the gated community. Ventanas de San Miguel is over a mile from the Parroquia (the main church in the center of San Miguel de Allende). So depending on which part of Centro, San Miguel de Allende the lot is located, the price of premium lots is at least double and in some instances could almost be triple. If you get a lot that is a mile or two outside of Centro San Miguel de Allende, the cost would be substantially less.
Here in Ventanas de San Miguel, there are some really nice areas that have bigger properties and more land, wherein you can get to the heart of Centro San Miguel de Allende in five minutes or a 25-30 minute walk from here. We have a shuttle that takes people in and out of town, which is nice as far as not having parking issues.
What's interesting with San Miguel de Allende is that it's not like a bigger city where the vibe or property values change when you go a few miles away from town. In San Miguel de Allende, a couple blocks can make an enormous amount of difference as far as price goes for lots.
