What's the cost to rent an apartment in Puerto Vallarta?
Michael Keller - Guardian Insurance Mexico
The cost to rent an apartment in Puerto Vallarta depends on the area of the city. When I was looking for places to rent in Puerto Vallarta while I was in Chicago, I mostly saw places that were advertised for the expats or the snowbirds so they are a little more expensive. The cheapest I found was 5,000 pesos (US $273) a month and the rent can go up to 15,000 pesos to 20,000 pesos ($819 to $1,092) a month.

I am glad that I did not rent while I was still in Chicago because once I got down to Puerto Vallarta and I started talking to some of the people here, I found a really nice two-story, two-bedroom, one bathroom, unfurnished house with a small gated front yard and walled-in backyard for 3,300 pesos ($180) a month. A house at this price is extremely good. The same house and features in the expat or gringo area in Puerto Vallarta will probably be 6,000 pesos to 7,000 pesos ($328 to $382). The house in the expat area might be a little bit nicer because it is in what would be considered a better part of town. It is definitely more expensive if you go to where the expats stay.
I know some people who live downtown in the central part of Puerto Vallarta. That area is a little bit rundown and the buildings are quite old. It is not as fancy and high end. If you live in Mexico and like Mexican tile work and mosaic work, then you can get them pretty cheap. People who want the penthouse villa and the Grand Venetian are the ones who are going to spend 40,000 pesos ($2,185) a month. But if you just want a little place that is in the heart of Mexico, you'll spend between 3,000 pesos to 5,000 pesos ($164 to $273).
I am not sure if you get a house or apartment in one of the really good gated communities for 20,000 pesos ($1,092). I am not sure what my American boss pays for his place, but he has a villa in a gated community. His boat is docked right behind his house in the cove. His house has three bedrooms and four bathrooms. He is probably paying between 20,000 pesos and 30,000 pesos ($1,638 to $1,092) monthly.
If I were back in Chicago, I would never be able to afford a place there. In Puerto Vallarta, I have my own house. I do not have to worry about neighbors or taking my dog up some steps. I have my own gated front yard in my own house. It is not even an apartment or a condo unit. A house for 3,300 pesos ($180) a month is pretty cheap. The house is unfurnished so I had to buy a stove, fridge, microwave, and gas tank, but all of those are one-time buys and those appliances will be with me for years and years. I also have to pay for electric bills and water bills and have to refill my gas tank for hot water and gas for the stove.

You can get a nice, regular, month-to-month rental here in Puerto Vallarta for the season of six months or longer or long-term for between US $600 and a $1,500. There are a lot of rentals here in the Romantic Zone (downtown, near the beach) that are very accessible in that range.
For $1,000 a month, a typical rental would be one or two-bedrooms with one to two baths, a block or two from the beach, newer construction built in 2007 or 2008, with marble...

For $1,000 a month, a typical rental would be one or two-bedrooms with one to two baths, a block or two from the beach, newer construction built in 2007 or 2008, with marble floors, granite countertops. The amenities would include an elevator and swimming pool. It would be absolutely safe, totally furnished, with an equipped kitchen, including coffee maker and everything else. Utilities would be paid for. There would probably be a television in every room and cable TV, Internet, and phone line. Even electricity would be included.
We have another extreme as well. We have some incredibly sexy, beautiful, modern properties here for which you can spend $10,000 or $20,000 a month. It just depends on your taste and what you’re looking for.
