A basic three-bedroom, two-bathroom, 2,500 square foot house, in a safe neighborhood in Puerto Vallarta proper away from the beach would start at around $250,000. The same house in Lo de Marcos (a small town on the beach about an hour north of Puerto Vallarta) would start at around $150,000.
As an example, one of the houses that I just sold recently in Lo de Marcos has a lot area of about a third of an acre. The house is 2,600 square foot with three bedrooms, three bathrooms and it costs $179,000. It is located four blocks away from the beach in a safe area. If you buy the same house in Punta de Mita (a high end area between Puerto Vallarta and Lo de Marcos), it would cost around $300,000.
Generally, you can find anything that you want here in Puerto Vallarta and surrounding areas. There is a huge variety of real estate here from the basic houses in town all the way to the luxury $20-million villas.

Rooftop terraces have really become popular with condominium buildings because it’s a place where you can go and watch the sunset, with an infinity pool on the terrace. (There is some really sexy, really beautiful design work that’s happening in the condominium sector for common areas here in Puerto Vallarta.) For that price, you can get elevator access right to your door.
If you want to jump up to the $400,000 to $500,000 range, you can get some really nice, beautiful and spacious properties. If you’re going to spend about $250,000, sometimes it’s not that easy to get a panoramic ocean view, but if you jump up to the $350,000 to $400,000 range, it’s easy to get an incredible view of the entire bay, and you get a bigger place.
Condos are the most popular part of the market right now. To get a house in the $250,000 range it wouldn’t be in town in the tourist area, but they are certainly available.

If you go to the 5 de Diciembre area, a little north of downtown, which is more of a working class area, you could buy something there for $100,000 and be two or three blocks from the beach. It is affordable but it is not in some run down area where you will be afraid of walking down the street. It’s not a bad area at all and it’s only about three blocks from the beach and two or three blocks from the boardwalk so it’s still pretty safe. There was a condo that my wife and I lived in about 2 years ago which was nice, with two bedrooms and two baths and a balcony with an ocean view. Right now, it is for sale for $154,000.
Here in Puerto Vallarta, real estate prices are all over. You can buy something for $100,000 up to several million, so there is something for everybody here.

A better way is to consider right now to use the equity in your Canadian or American home as leverage for a line or credit or reverse mortgage to buy the property in Vallarta Nayarit.
With interest rates so low, this is often the best way to finance your property. And, especially if you are planning to use your Mexican home for only a few weeks a year for the next few years, the rental income more than not will offset the cost of the interest on the borrowed money, all operating costs, taxes, etc. In fact, you will most likely see a positive cash flow after only 2 months of rental per year!
Dont put off buying that property - now might just be the best time to buy. Before the market turns to a sellers market!

The average price for a condo in Puerto Vallarta is around $250,000. The average price for a house is probably in that same category.
For a $250,000 condo, you can get one that's 10 to 20 years old, about 2,000 square feet, and could possibly need some updating; or you can get a brand new condo that's about 1,100 square feet, but has an elevator and security service. The newer buildings are ADA-approved buildings that people could get in and out of easily. Some of the older buildings have a lot of steps and no elevators. You have an assortment of properties within the various areas in Puerto Vallarta. Many people prefer the older buildings because they feel like these are more Mexican.
Some of the newer $250,000 houses are garden-style homes with three bedrooms, two-and-a-half baths, feel very contemporary, and have a very clean line look. A few traditional houses are trimmed in brick or Cantera stone and are quite often two stories. These houses are usually on a zero lot line or have common walls.

You don't find many houses built on lots with big lawns. The cost will bump to $500,000 to $600,000 for a large house on a lot size of 1,000 square meters (about a quarter of an acre) like what we would have in the States.
