There’s also a Facebook page of foreigners living in Oaxaca. It is a very useful page where everybody helps each other. People use it a lot so the information is up to date. On this site, you can share your experiences, find references of good local doctors, dentists, hairdressers and also real estate agents. There are often posts of people renting their house or apartments.
When I moved to Mexico, my husband already had a house ready. We recently bought land in a small village and what I learned is that if you buy land or a house in small village, you will first have to get familiar with the local community "rules." For example, in some villages they do not let people from outside the village be the owner, and once you are the owner you are obligated to do community services.

For example, where I have my condo unit in Mazatlán, people pay their rent a year or two in advance, whereas in other parts of town, most people have to work at getting six months or a year in advance, and they want to do that because they want to stay in Mexico in January, February, March or sometimes April. If someone rents a condo, they can rent the same one over and over again.
If you want to rent a place in Mexico for a year at a time, one of my friends just found an apartment a few blocks from the ocean and she pays CA $200 (US $150) a month. Here in Mexico, apartment rentals can cost between as CA $200 - $1,000 ($US 150-$755) a month depending on the location.
In finding rentals in Mazatlán, a lot are advertised through Facebook. People usually go online to find rentals in Mazatlán. Another way to find listings is asking others who are living in Mazatlán. If someone wants to come to Mazatlán for a vacation, talking to someone who is living here helps. Networking is key in finding rental listings.
We bought our condo. People who want to find a condo unit to rent here in our area in Mazatlán come a year or two in advance because the demand is crazy. Most people don’t rent in Mazatlán during winter, although a lot of nationals come to the area. Most of the tourists arrive from October to Easter in April. In all those 6 months, this area in Mazatlán is full of renters.
We go back to Canada for four to five months in a year, and while we are in Canada, our condo is just empty so we just lock it up, turn the water off, and unplug most appliances.
I recommend renting a home or apartment in Mazatlán and in Mexico first before buying to see if you like the place because sometimes we have second thoughts about locations. For example, you might like Mazatlán, but you have to know in which part of Mazatlán you want to be. You have to ask yourself if you want to stay in an area that’s nice and quiet, or if you want to stay in the central area, where all the action is happening. In the central area, there are a lot of restaurants and parties happening. You can also ask yourself if you want to be in between.
If people cannot find what they like in one part of town, they can try to get an idea in which other part of town they like to be. It’s a matter of choice. For example, we lived in the central area for twelve years, and I loved it. We found Central Mazatlán to be nice and warm with a lot of happenings. Where we are now, it’s quiet and lovely, and then we have the beach close to us. It’s a different lifestyle than when we were in Central Mazatlán.
