What's the cost to rent an apartment in Placencia, Belize?
Erin Ivy - Captain Jak's
The cost to rent an apartment in Placencia depends on the kind of place you rent and how long you are going to stay.
Here's an example. I manage the house that's next door to me. It has 3-stories, a nice big space, and a little pool in the yard. Two folks came to rent from December to April (the high season). One of them is paying US $1,500 and the other is paying $1,600. Everything is included, but they also have to pay a...

One of them is paying US $1,500 and the other is paying $1,600. Everything is included, but they also have to pay a 9% hotel tax on that.
If you are going to rent long term, a house like the one, I manage would probably cost half that price because, if you rent long term, you will be renting 12 months out of the year. Some people who are renting their properties do not like renting out for the long term because they make so much money during the high season.
So if you are going to be here for a long time, and you are looking for a long term rental of at least a year, you could get a very nice studio or a one-bedroom apartment for $700 to $1,000. That would be in a nice building with everything included.
Most people include everything in the rent, but for long-term rentals, sometimes, there are people who will let the tenants pay their own electric bill or they will bill them for their electric, especially if they have air-conditioning, because some people are not very thrifty in using air-conditioning, which could lead to a high electric bill.
If you are going to rent a 3-bedroom, 2–bathroom apartment in a nice location, that could cost you about $4,000 to $5,000 a month; everything included, except for electricity. That would be a fully-furnished apartment and the rent already includes water, cable, internet, etc.
The units we rent out have security guards 24 hours a day. We also have a yard guy from 7 AM to 5 PM. We have a beautiful place and there are bicycles so you pretty much have everything that you need.

In the past, you would find some rentals for US $300 to $400 per week. That is way back in the past. Those prices are now gone. Long-term rentals are not becoming a gold mine in Placencia. There is such a high demand and there are not enough rentals. May and June is time of the year when people start looking for long-term rentals and that is why I am starting to receive a lot of emails now.

The cheapest rental apartment that I could find would be around $800, which is a huge house split into 5 or 6 apartments. It would be a small apartment of Belizean design and with small rooms. There is a small kitchen and a small living room. You will also have air-conditioning but the rental amount does not include the utilities. That is becoming hard to find. One that is easier to find would be the ones that cost around $1,000 per month and it could go as high as $3,000 per month.
If you go to the beach, you will not a find a rental that will go lower than $1,300 per month. I have one that is north of Seine Bight that I rent for $900 per month. It is not concrete and it has a very Belizean style. It is very simple and clean. It is on the beach so it is very private. I get it rented every time, but it is harder because it is very Belizean style.
A lot retirees nowadays want to rent a house or apartment that is similar to what they had in the US. That costs a lot of money here. If you show them a house or apartment that is more Belizean, and within their price range, often because of what the eyes see, they do not like it. They usually want something very cheap, but it has to be something similar to what they have in the US. Those rentals do exist here, but they are not cheap so you can get them if you want to pay.
The best you can get for $1,500 is a two-bedroom unit not on the beach but that might be on the lagoon and of course it would have two or three bedrooms with a kitchen. For this price that would be a concrete house. If you are looking for houses on the beach that would cost you around $3,000 or more.
