What's the price of a home, condo or apartment in Placencia, Belize?

Real estate prices have increased quite a bit here in Placencia. The price depends on what you want to do. I have a friend who recently bought a piece of land in Placencia Village for about US $80,000 and then built her own house, which was about $200,000. The house that my friend bought is right by the sidewalk. She can see the sea from her lot and the house is around 1,500 square feet. Real estate prices have increased quite a bit here in Placencia. The price depends on what you want to do. I have a friend who recently bought a piece of land in Placencia Village for about US $80,000 and then built her own house, which was about $200,000. The house that my friend bought is right by the sidewalk. She can see the sea from her lot and the house is around 1,500 square feet. Her house is made of concrete, too, although it is a lot cheaper to build using wood. They built an apartment underneath, which is around 800 square feet and then they have their two-bedroom house with a loft upstairs. The lot is around 100 feet by 90 feet.
Realtors tend to price the house or apartments a little bit higher since everything here in Placencia is negotiable. The cost of to buy a home could be anywhere from $300,000 to $1 million depending on what you are looking for and where you are looking. If you want to be on the lagoon side, it is a lot cheaper than on the sea side, and if you are on the water, it is more expensive. These are some of the factors that go into the price.
The houses here in Placencia are different than the houses in the Cayo District because Placencia is on the beach and houses in Cayo aren't.
There are more and more contractors coming here to Placencia now, too. When I first came to Placencia, there was only one guy building everything, but now that there is more building going on here and other contractors have come in, so there is a little more competition and you have some choices.
I have another friend who has a house right on the sea in Placencia Village. They put that house up for sale for $650,000 because it is right on the sea and it is about 2,500 square feet with all the bells and whistles. It is just a really nice house. If you want something simple and you don’t want to spend much, you can do that, too.

It is much more expensive in Placencia nowadays. If you succeed in finding something that is under US $300,000, you are lucky, but I doubt you will. The prices are higher now. That’s why Corozal started to open for retirement because a lot of retirees can rent in Placencia but they cannot buy.

They buy and they sell and buy and sell, so now the price of the house is crazy high. Most of them are the second homes of wealthy people. They are not retirement homes. Most of the retirees who live in Placencia do not own houses there; they rent.
For $300,000, you might get a house on the lagoon with one or two bedrooms. You can get a condo for around $450,000 and that would be a 2-bedroom, and 2- bathroom unit in a condo building with a pool. That would be on the sea but not on the beach.

There's going to be a huge range of price for a home in Placencia. If you would like an individual house, you can probably find one that is not right on the beach. The peninsula is narrow, so almost any house or condo for that matter will be within probably a quarter mile at the most from a beach. Most of the houses are probably well within yards of a beach--- either from the sea, or on the lagoon side.

It could be on the lagoon side or just along the road and then you would have to walk over to the lagoon or to the beach on the Caribbean side. Either way, it’s just a matter of a 5-minute walk to the water.
But there are some very large mega-residences along the peninsula that are selling in the millions. The price range is huge in Placencia and there is everything in between. There aren't that many condos there right now, but there is a good amount of development going on now, so I'm sure over the next 5 years it is probably going to change.
If you were to get a 2,000 square foot home, with 3 bedrooms, and 2 baths somewhat near the ocean in a nice location, with modern amenities, air-conditioning, and things of that nature, it would roughly cost somewhere between $250,000 to $300,000.

If one wanted to be in the village, and not directly on the water, you can buy a home or a condo for around $100,000 to $200,000. People coming from the US could get a summer home of decent quality for that price.
When we build houses in Placencia, there are permits that need to be pulled and inspections that are done. If you are building your home from scratch, you have to make a decision on whether you want concrete, rebar, or if you want just wood. It is like anywhere else. You can build probably anywhere from $110 per square foot to $175 per square foot, which is where we are. At $175 per square foot, you would be building using concrete, rebar, granite, travertine, and marble. Depending on what one wants, the price point is still a lot cheaper than most of the US.
For a budget of $150,000 you can get a house on a lagoon on the golf course area called The Panther. You would get a three-bedroom, two-bathroom house that is around 2,000 square feet with a garage, overlooking the golf course or the lagoon. We also have homes on the canal side close to the ocean but those houses cost a bit more than the ones on the lagoon side. For $500,000, you could get a beautiful two-bedroom, two-bathroom condo that is within a minute from the ocean. You could get a one-bedroom, one-bathroom condo costing between $200,000 and $300,000 that would be a two-minute walk away from the beach.
What makes our projects worth the higher price is several factors. The first one is the location. Most of our projects are right off the water. The second factor is who builds these projects. We are the largest builder-developer in the country of Belize and we build to Miami Broward Building Code, which is the highest construction code in terms of quality and strength. The third factor that makes our projects worth it for the end user is everything else we are building. For example, we are building an international airport, which should be complete in roughly one more year. The airport alone makes buying in The Placencia a very good investment because as soon as the first plane lands, land values in our projects will go up significantly.
Overall, what makes it worth it to invest in our projects is the location, the quality of construction, and the fact that we have an international airport 15 minutes away from their home or condo as well as golf, and water activities. Our projects are located about 45 minutes away from zip lining activities, mountains, and Mayan ruin sites. Our casino is about to open very soon as well. Every time you add an amenity, whether it is a casino, a golf course, etc., you are adding value to your home.
