The cost to build a home here in Placencia is between US $90 to $120 per square foot. In order to keep your cost towards the lower end of this scale, you would have to use mostly local products. The cost to build a home here in Placencia is between US $90 to $120 per square foot. In order to keep your cost towards the lower end of this scale, you would have to use mostly local products. If you wanted to import lots of items, the cost would rise. (Some people use their Qualified Retired Persons Program duty exemption to bring down items for their home.) So, if you purchased a lot for $85,000, you could build a 2,000 square foot house for $180,000 to $240,000, and you would have your complete house for $265,000 to $325,000.
You can buy a lot for around $85,000 (even though there are some for sale for $65,000), which would be a road front property (not beachfront) perhaps with a lagoon in the back so you could kayak or boat out. You could walk across the road, where there are public easements with access to the entire public beach. The lot would have a great sunset view over the lagoon and the Maya Mountains. You would be about 100 meters from the beach. The lot would be around a quarter of an acre, perhaps a bit less.

All homes we build are 100% concrete construction, which significantly reduces maintenance, and are designed to withstand a large hurricane, which significantly reduces the cost of insurance. However, the initial cost for a high quality concrete structure is significantly more than a simple wooden home but is designed to last and all that we build.
Access to quality building materials at reasonable prices is also a major issue that can drive up the cost of a custom home. We have addressed this problem by having our own warehouse in Texas where we consolidate the materials that are not practical or possible to buy locally and ship full container loads of materials in monthly for our projects.
