What's the price of a home, condo or apartment in Corozal?

There are just a few condos in the Corozal area at Orchid Bay. These are US style condos for which I believe they’re asking US $240,000.
You can get a nice, solid, comfortable house, middle of the road, 2-bedroom, 2-bath, which is what most retirees including me get, from anywhere from $70,000 to $150,000, depending on location and other factors. Normally, those are going to be 1,200 to 1,500 square feet. The lot size will vary...

Normally, those are going to be 1,200 to 1,500 square feet. The lot size will vary wildly based on the subdivision but generally it’s going to be at least a quarter acre. This would be in a nice safe area.
There are a number of different neighborhoods around Corozal but again, just like any other Third World country, you might have a bunch of nice houses and then you’re going to have some old shack from somebody who’s been there forever. It doesn’t mean the person in the shack is a bad person. It just means they don’t have any money to have anything any better, and they could be your neighbor. That’s how it goes. The same thing happens in parts of the States. If you go down to Florida and you look along the beach you’ve got million dollar mansions next to a mobile home.

It’s hard to measure the price of a home, condo or apartment in Corozal because there are so many different standards of living here. A lot of people live pretty primitively. A lot of people don’t have hot water and air-conditioning or windows. A lot of people just have shutters.
I live in Orchid Bay and we have real US-style construction and the price to build homes here is about the same as in the US, because we have to import a lot of the materials....

I live in Orchid Bay and we have real US-style construction and the price to build homes here is about the same as in the US, because we have to import a lot of the materials. The kind of materials that we have here in Belize do not equate to the First World housing yet so we end up importing a lot of materials to make a house that people are used to in the US; something that has hot water, air-conditioning, TVs, and internet, for example. But we are getting more and more supplies here now and the variety is getting better over time.
To give you an idea of how much it costs to build a house in Corozal, here in Orchid Bay, where I live, you could build a house for about US $100 per square foot. If you are going to buy a house that is already built, the price starts around $300,000. A lot of houses here have two bedrooms and two bathrooms. Some people nowadays are building their houses up in the air or stilting them because it is hard to get out of the sun and the rain a lot here. So instead of building a garage, people build their house up in the air and then they can park under their house. A lot people who have houses here are also now installing cisterns for their water supply because we get so much rain and you can process it for free. It is just free water.
Orchid Bay is a gate guarded community at the highest end type of housing in the northern part of Belize. Here in Orchid Bay, they pick up the garbage for you, they spray for mosquitoes, they rake the beach, and clean the pool for you. We get full service living here. Orchid Bay has lots of amenities such as the pool, kayaks, paddle boards, etc.
There are also casitas, which are small houses with one bedroom, one bathroom, and a loft that start at $200,000. The price of condos start at $300,000. The condos usually have two bedrooms, two bathrooms, a full kitchen, utility room, washer, dryer and other appliances. They are located right on the sea. They have huge floor to ceiling glass doors with their own private balcony.
