In the Cayo District and San Ignacio, Belize, there is a large range of rental prices for homes. For example, on the low end, there are little two or three-bedroom homes available for about US $300 or $400 per month, while I have some North American standard homes that are fully furnished with appliances for about $1,200 to $1,500 per month.

There are very few and small apartment buildings. Around Christmas time, everybody wants a rental and there is just nothing to rent.
The market is not that big here in Cayo so it is a delicate balance. If you could find a rental, for a budget of $300 to $400 a month, you will get something more Belizean type home. It may just be a cement floor and not tiled or if it is tiled, it would be cheap tiles. It would have a very basic inside with louvered windows with screens and no appliances, no fans, and no furniture. The people here expect you to bring your own appliances when you rent a house. A lot of times, people do not want to rent for less than a year.
The rental market keeps on changing and evolving because we now get more foreigners who want to rent homes. In the past, it was just the local market and when a local rents a home, they have all their own furniture. They move in, put all their stuff inside and they are good to go. The rental market here is evolving. I predict that in the next few years, we are going to see more turnkey, fully furnished, short-term rentals.

For a basic, local home, you can pay anywhere from US $150 - US $300 per month. For a more modern, well-built home - expect to pay around US $500 - US $2,000, which may include a pool and/or being near the river.

Saying that, the cost of living is cheaper in the Cayo District when compared to other areas of Belize. Vegetables, fruits, etc, are cheaper, making rent bill the biggest payment.
Being in the rental business myself, I get more demands for rentals than I have supply,as more people are renting long term while they decide if Belize is truly their retirement destination.

Belizean houses don’t have too big rooms, although we have a lot of nicer houses these days. These homes are very, very livable and I’ve got a lot of Americans renting houses here that are very comfortable with a $500 per month rental home. The rental price includes furniture, and normally you pay your own utility bills.
For $1,000 per month rent, you could get a much nicer house in a nice, quiet area. I’ve got one for rent for that price. It’s a very nice house – it’s spacious, got a large deck, it’s in six lots rather than one lot, it’s in a nice area, fully furnished with nice furniture, and nice appliances. The square footage is about 1,800 to 2,000.
I also have a house for rent here in Cayo for $1,500. It’s a large house; four bedrooms, three bathrooms, nice view, and good area. There’s no set price scale in Cayo. The owners set their own price. Long term is cheaper per month, and if the owners want somebody there quickly they price the rent cheaper.
At present, there is more demand for rental homes than there is supply. Renting from people who buy a house and only live in it for six months would be perfect. I have several snowbirds here from Canada. They rent the house for half a year and go back half a year.
Some people like buying a house with a spare room, which they can rent out to somebody all the year and if they go away they have security there. There are these types of rentals available, too.
