Apartments in Ambergris Caye go for anything between US $600 to $2,000 per month, depending on where you want to be and what kind of apartment you want to have. The lagoon apartments that they have at Grand Baymen go for anything between $700 and $1,500. Those are one-bedroom units and around 800 square feet. They are nice with pull-out beds in the main living area. It has its own bathroom, a kitchen diner, and a balcony. They have their own very nice fitness...Apartments in Ambergris Caye go for anything between US $600 to $2,000 per month, depending on where you want to be and what kind of apartment you want to have. They are nice with pull-out beds in the main living area. It has its own bathroom, a kitchen diner, and a balcony. They have their own very nice fitness center. The gym equipment might need some updating, but that is all coming together as the development develops. (Grand Baymen club across the pool, pictured.) They also have two-bedroom units, they have a gym membership, a community, and they all nice and sturdy Category 5 hurricane-proof buildings. They also have studio apartments, which are 412 square foot; they are quite small. The studio apartments go for about $600 per month.
This development is not on the ocean, but you are just a three-minute walk away. If you are living here in Ambergris Caye, it is nice to be in a place where you have access to all the amenities like a big pool, tennis court, cross-fit courses, gym, and since you are in walking distance from town, you do not need to have any transport, although a bicycle may come in handy, but it is not necessary.
This is a nice, hurricane safe and well-built, new community that is up and coming at the moment. They have waiting lists for the properties.
For that same price, you can get quite a lot. There is a beach front condominium, which is just about two or three minutes away from where I am, and they have a smaller pool and none of the other amenities I mentioned above, but because it is a little older and dated, those units go for $800 or $900 per month. You are on the beach front, but they are not built as well as the one in Grand Baymen.

The tourist market for condominiums will go anywhere between US $200 to $400 a night, so if you extrapolate that out, they can go upwards of a couple of thousand dollars a week in the high season.

Then, you will see some small hotel condos that are in the $350 to $400 range per month that would be mainly for students or single individuals.
On overall average, rentals here in Ambergris Caye are around $1,000 a month. For $1,000 you will have a nice condo, which is anywhere between 800 and 1,000 square feet. Single bedroom with single bath condos will be between $800 and $1,000. A two-bedroom and two-bath condo costs between $1,200 and $1,500 per month plus utilities.

In a local neighborhood where I live, you should be able to get a pretty decent standalone home for around US $800 to $900 a month in a condo complex. I live a 5-unit apartment building in San Pablo, which is a mile and a half south of San Pedro Town. Our place has 2 bedrooms and 2 bathrooms on 1,400 square feet where I can tie my boat up at the back, because there’s a canal there. I have a little balcony at the front and at the back. We also have a rooftop deck. I look after the rentals and manage the units and I don’t take any commission for that, so that is why the price may be a little lower for me. The San Pablo neighborhood is a neighborhood of about six canals. When the developer dug these canals in, they put the dirt on either side so every house has a road in the front and then the canal at the back. I tie my boat up there and anytime, I can jump in my boat and go anywhere.
If you want to get a nice 3-bedroom home on the beach, you will pay around $2,000 to $2,500 a month.
One apartment that we had for sale is called the Mango House. It’s just up the street from my place. It’s a new house with 2 bedrooms and 2 baths with 800 square feet. It’s a condo or apartment duplex that is fully furnished and has a swimming pool. They rent for US $800 a month on a long-term basis.

It was less because she would have to commute to town.
When you go a good distance from San Pedro, the only apartment rentals available are beachfront properties. It might get less expensive because you’re further away from town but then it starts getting a little bit more expensive because you’re on the beach. A lot of the developments south and north of San Pedro are mostly beachfront.

That is for a smaller and generally more out of the way apartment. Something with a pool, close to the beach, in a secure neighborhood or complex would be around $900 to $1,000 per month on a long term rental for a small one or two-bedroom home and would be more towards the middle standard of what North Americans or expats are used to.
There is a huge shortage of long-term rentals in Ambergris Caye. There is only very few companies that handle long term rentals and so if somebody is thinking of renting long term, they should do their homework and give themselves plenty of time to find suitable accommodations.
Most of the rental units here are furnished but they do not include utilities, which would be over and above the rental amount. To give you an idea of the price of utilities, let’s assume that you have a 700 square foot one bedroom apartment. It’s concrete construction with central air-conditioning. If you set your air-conditioning at the high 70s or low 80s, it would cost you around, $200 per month to run the air conditioning. Cable is around $20 a month. Water on average, is around $25. Internet is anywhere from $35 to $50 per month for unlimited access.

If you are looking for a three-bedroom apartment, it would be around $1,200 to $1,500 per month to rent on a long term basis. These would be furnished units but utilities are usually not included in the rent because electricity can be expensive and if the renter just leaves their air-conditioning on the whole day, it can be too expensive for the landlord. There are a few places in Ambergris Caye where they do have electricity included. Generally, electricity can cost as little as $50 a month and you could go up to $500 or $600 a month depending on how much you use your air-conditioning and if you leave your electronic devices on all the time. Water is usually around $50 per month. Cable is only $22 per month. For Internet, you pay for speed here but you do not pay for usage. For 4 mbps, you would pay around $150 to $200 a month. It is not cheap but you have unlimited usage so you are not capped if you are downloading a lot of stuff.
