Apartments in Ambergris Caye go for anything between US $600 to $2,000 per month, depending on where you want to be and what kind of apartment you want to have. The lagoon apartments that they have at Grand Baymen go for anything between $700 and $1,500. Those are one-bedroom units and around 800 square feet. They are nice with pull-out beds in the main living area. It has its own bathroom, a kitchen diner, and a balcony. They have their own very nice fitness center. They also have two-bedroom units, they have a gym membership, a community, and they all nice and sturdy Category 5 hurricane-proof buildings. They also have studio apartments, which are 412 square foot; they are quite small. The studio apartments go for about $600 per month.
This development is not on the ocean, but you are just a three-minute walk away. If you are living here in Ambergris Caye, it is nice to be in a place where you have access to all the amenities like a big pool, tennis court, cross-fit courses, gym, and since you are in walking distance from town, you do not need to have any transport, although a bicycle may come in handy, but it is not necessary.
This is a nice, hurricane safe and well-built, new community that is up and coming at the moment. They have waiting lists for the properties.
For that same price, you can get quite a lot. There is a beach front condominium, which is just about two or three minutes away from where I am, and they have a smaller pool and none of the other amenities I mentioned above, but because it is a little older and dated, those units go for $800 or $900 per month. You are on the beach front, but they are not built as well as the one in Grand Baymen.

On overall average, rentals here in Ambergris Caye are around $1,000 a month. For $1,000 you will have a nice condo, which is anywhere between 800 and 1,000 square feet. Single bedroom with single bath condos will be between $800 and $1,000. A two-bedroom and two-bath condo costs between $1,200 and $1,500 per month plus utilities.

Our place has 2 bedrooms and 2 bathrooms on 1,400 square feet where I can tie my boat up at the back, because there’s a canal there. I have a little balcony at the front and at the back. We also have a rooftop deck. The rent is $1,500...

When you go a good distance from San Pedro, the only apartment rentals available are beachfront properties. It might get less expensive because you’re further away from town but then it starts getting a little bit more expensive because you’re on the beach. A lot of the developments south and north of San Pedro are mostly beachfront.

These would be furnished units but utilities are usually not included in the rent because electricity can be expensive and if the renter just leaves their air-conditioning on the whole day, it can be too expensive for the landlord.
There are a few places in Ambergris Caye where they do have electricity included. Generally, electricity can cost as little as $50 a month and you could go up to $500 or $600 a month depending on how much you use your air-conditioning and if you leave your electronic devices on all the time. Water is usually around $50 per month. Cable is only $22 per month. For Internet, you pay for speed here but you do not pay for usage. For 4 mbps, you would pay around $150 to $200 a month. It is not cheap but you have unlimited usage so you are not capped if you are downloading a lot of stuff.
