What's the cost to rent a home in Ambergris Caye?
Kate Corrigan - Caye International Bank
The price to rent a home depends on the size of the home and the place where you want to live. Generally, to rent a home here on Ambergris Caye is between US $800 to $1,500 per month. For $800 per month, you can get a nice two-bedroom apartment on the beach that is not a really new condominium but that has a pool and is a close distance to town. That way, you do not need a golf cart, which is what we use to get around here. It would be a concrete, hurricane proof, well-managed apartment. All of the apartments for rent here are furnished, but whether they are furnished to your liking is another thing, although, most of them are furnished really well with all the appliances that you need.
Utilities are always extra. Usually, water works out to be $15 to $20 per person depending on how efficient you are. Electricity is about $150 to $200 per month, but again that depends on how efficient you are. Cable runs about $22 per month for all the cable and movie channels. Internet is a bit more expensive. It could cost up to $100 per month.
You could have a nice beachfront place for $1,200 to $1,500 that stands on its own plot and you would probably be on a split level where there is one apartment upstairs and one downstairs. You could even rent a home for that same amount, too.
Once you live in Ambergris Caye a little longer, being beachfront is not always the first thing that you will look for. You would look for the amenities. For me though, I love it. I have a little bit of a sea view, but I am one street back and I pay $600 per month for a four-bedroom house. I have a little view of the ocean from my veranda. It is a wooden structure, so it might not be preferable for others. When I first came here, I turned on my heels and didn’t even look in the door. But now, I realize that my life is outside. My life is at work, going to school functions, socializing, etc. The inside of my home is wonderful and I don’t mind that I am across the street and a block away from the ocean.

There won’t be much of a price difference between a one or two-bedroom house. The main thing that determines price is if the house is on the water versus off the water.

As an example of pricing, a 2-bedroom, 2-bathroom, 1,400 square foot, standalone home, would typically rent anywhere from US $1,200 to $2,000 depending on the features. Electricity is a little bit more expensive here in San Pedro because Belize does not produce its own electricity. Belize is a country of only 300,000 people so justification for a power plant does not really exist. Electricity in Belize is imported from Mexico and typically electric bills are a little higher than we are used to in North America. Depending on where you live here in Belize, your water may be from a reverse osmosis or desalinization system so your water would be included or you would be using town water, which has a cost to it. Cable is very inexpensive; US $22 a month for all the channels known to man. Generally, all rental properties here in Belize are furnished unless you are purchasing something that is brand new. If it is a brand new, they might have a furniture package or you could choose to furnish it yourself.
If you have that 2-bedroom, 2-bathroom, 1,400 square foot, standalone home that you would pay $1,200 a month, you would pay another $350 for utility costs. So for around $1,500 you could have a fairly nice property here in Ambergris Caye on a rental basis. And that would be typical if it was for 6 months or for a month.
