What’s the cost to rent an apartment in Belize?
Rachel Jensen - Grand Baymen
Apartments or condos in Belize vary in price depending on a few factors:
1) Location
2) Size
3) Age
The newer, larger, and closer to amenities the apartment is, the higher the cost will be. New apartments cost around US $600-$2000/month for 1-4 bedroom unit, respectively, while older apartments can cost about half of that.

After finding a piece of real estate you’d like to rent, do some Internet research on the rental company, the manager, and the track record of the agency. If it’s a smaller agency and you can’t find much information about them online, ask them about an escrow agent until you are able to visit Belize to explore the real estate for yourself. The best way to judge is to ask questions, be “boots of the ground” before autographing any paperwork, and talking to other folks in the community.
Relative to your security deposit, know with whom you are working. Really spend the time to get to know your manager. Do a bit of digging and look up their reviews on the web. Generally, if you’re working with a bad seed you’ll find that out very quickly. My advice is to find either a reputable rental agency that is rooted in the community, or find an agency that is working with a buyer’s agent.

Depending on where you are from, the word "apartment" can mean something different to everyone. Where I'm from originally in the U.S., apartments are typically 3-story buildings with vinyl/brick exteriors. The walls are very thin and noise from neighbors is something you live with. In other places in the U.S., apartments are sometimes in high-rise buildings. It's different everywhere. So when you ask about apartments in Belize, there really aren't any as you probably know...

What Belize DOES have for rent is lots of condos. Some of these are owned by developers and/or associations, but a large number are owned by separate individuals. Again, the word "condo" means different things depending on where you are from. Before visiting Belize for the first time, I would not have considered renting a condo because of my perception of what they are where I'm from. Many of the people who plan trips to Belize to look at real estate have the same reaction before they have been there.
If you decide to rent something in Belize, there is a lot to choose from. However, most of the condos for rent are either on or near the beach. This is not a bad thing, since the majority of inquires I receive are from people who prefer living on the beach. The photo here shows a typical condo that you would be able to rent on the beach in Belize. These are generally concrete structures built to hurricane standards. Once you step inside, you can feel how well these are built. With concrete you don't really hear people walking above you or any other noise coming from other units.
The price you pay really depends on location, length of stay and time of year. You can rent something for one night, a week, 3 months or a year. It's all very negotiable. But keep in mind - if you are trying to rent something in "high season" in a beach area, the owner is giving up nightly rentals that are much higher than anything he/she could expect from a long-term renter. For this reason it can be difficult to find long-term rentals on the beach that extend through high-season. It’s not impossible, but you have to do some searching. Something that most people don’t know is that the majority of condos in Belize come completely furnished, including beautiful wood furniture made in Belize.
Once you have your feet on the ground in Belize and decide which area you are interested in, what time of year you are looking for and how long you will be there, it's much easier to find an answer to this question.

The cost to rent an apartment in Belize depends on size, location, and what is included. For instance, in our area in San Ignacio, apartments go for US $400 to $600 per month, which would be around 800 square feet and have one to two bedrooms, one bathroom, and a living area. This price also includes water and electric.
For the same kind of apartment in Corozal, it would probably cost the same. If you would move to the cayes, then it would cost...

The same kind of apartment in the cayes would cost around $700 to $800 per month. In Placencia, it would cost around $600 to $700 per month. These are all long term rentals from month to month.

When we first came to Belize we visited many times and stayed at budget hotels/inns. When we finally made the move we rented for two years and during that time we looked for our perfect spot in Paradise. The rental prices vary depending on which location you chose in Belize, for example Island living, mainland, by the sea or more Inland. Therefore the cost will also vary if you go to a more tourist area or a low key area and also whether you rent a Belizean home or an Expat home, plenty...

When we finally made the move we rented for two years and during that time we looked for our perfect spot in Paradise. The rental prices vary depending on which location you chose in Belize, for example Island living, mainland, by the sea or more Inland. Therefore the cost will also vary if you go to a more tourist area or a low key area and also whether you rent a Belizean home or an Expat home, plenty of both. You can do your homework and rent online or you can wait and rent when you arrive. Either way is great, just depends on if you have the time to do the search on your own or use a reputable local Belize real estate agency.
I have found that you can rent almost anything from rooms, apartments, condos to small/large homes in all of Belize. You can also experience Maya living and rent a space in their home and sleep on a hammock. All of these experiences are truly rewarding. Many times if you visit a country long enough, than you know it is for you. We did exactly this and decided to relocate to Belize and call it home.
You can find a very nice place to rent for $300 USD to $1500+ in any part of Belize. Rooms go for as little as $50 usd per night. When you are doing either short term or long term you can find homes for $500 USD to $$1500+ per month, usually includes all utilities, some have free WiFi and cable TV but some do not. I was able to find all of this online, then when we came to the country, we researched in person or with an agency and found locations suitable for us. You get the same price with a realtor as if you talked to the owner directly. I felt it was better with a realtor since you get a contract signed and was protected by the laws of Belize, rather than go to the owner directly, when many times you only get a handwritten contract.
