The best way to choose a real estate agent in Belize is by their reputation and reference. In Belize, there are no regulations for real estate, no official real estate association, and no real estate laws or licensing, so the best way to choose a real estate agent in Belize is to check their reputation and get references.
If you come to Belize, and you are not too naïve, you will immediately see which businesses are really established and are in the system as compared with the “loose canon” who comes down hear from Canada to try to make a few pennies in the high season. It is important to do your homework.

Over the years i have seen many people make mistakes-not intentionally, just that they did not know how to find the professional Realtors. When I moved to Belize in 2004, I realized it was like the Wild West as to real estate, and saw a need for Buyers' Agents. This is why I opened my business.
I agree with Frik's answer. It is best to seek the professionals by their testimonials and credentials.

The best way to choose a real estate agent in Belize is essentially the same way you would do it back home. You look at the stats of the offices, the companies, you ask around about reputation and of course, you spend time with the agent. This person is somebody you will be working with for a period of time so it is essential that your personalities mesh and you have the same focus.

I personally own Belize real estate and have bought and sold many properties in Belize – ranging from Belize coastal properties, Ambergris Caye condos, businesses in Belize, single-family residences and duplexes in Belize, Belize marina properties, investment properties in Belize, Cayo rainforest lots, through to large parcels of land in Belize. It really does help if the agent has personal and professional experience in Belize real estate transactions.

In Belize, you don't need a license to be a real estate agent. It's very difficult even though there are real estate people here and a real estate organization that we belong to. The process and people here are not something that's absolutely official; it's not really sanctioned by the government. Some locals are real estate agents and also there are a lot of foreigners, too. Because real estate representatives don't need a license, my biggest recommendation is to do research and get recommendations.
My general warning is don't listen to everybody. Research is the most important thing. Don't take whatever anybody says for granted because, especially when it comes to real estate, you need to be really careful.
