American-style home in Volcan, Panama – Best Places In The World To Retire – International LivingThe cost to rent a home here in Volcán varies widely, depending on whether you want a Panamanian-style or an American-style home. You can rent Panamanian-style homes for $400 - $500 a month and American-style homes for $800 - $2,000 a month. 
 
For $800 a month, you can rent an unfurnished American-style home that has a very small yard, nice amenities as far as American-style kitchen and dining area are concerned, and big enough bedrooms. For this rate, however, electricity charges, gas, Internet and Wi-Fi services, and trash pickup are not included.

The cost of renting a home in the Volcán and Cerro Punta area depends on several factors.
 
First, if the home is offered through agencies, and the advertising is aimed especially at gringos (expatriates from the States or Europe) - that is, if it is offered in English and/or on the internet, the price for the same kind of property is almost surely going to be higher. If you are budget-conscious, then your best bet is to visit the area and talk to Panamanian residents (some of them will speak some amount of English, but if you speak Spanish you will not only gain more information from more people, but better information, since Panamanians tend to be more friendly and willing to help gringos who treat them with respect - and such respect includes not expecting Panamanians to speak English, and shouting impatiently at them in English when they don't understand).

One can rent a nice little casita (that's a "mini-house") with one or two bedrooms, fully furnished, usually with some utilities included, for $250-$500. These casitas are usually on the property of someone's home; you're not fully isolated, if that's a major factor for you, but it's private, and it's nice to have someone who looks out for you as you grow accustomed to life in this region.

A full house, with more bedrooms, will of course cost proportionally more. And, again, asking regular folks instead of agents is not unlikely to turn up some very nice possibilities for surprisingly low rents.

The cost of a rental home in Volcan and Cerro Punta depend on several issues;
  1. Location
  2. Size (bedrooms and bathrooms)
  3. Furnish or not furnish
  4. If the rental is long term or short term
  5. If it includes all utilities or not
For example this house is 
$500.00 per month Rental Home in Volcan Panama – Best Places In The World To Retire – International Living2 bedrooms, one bathroom, living-dinning room on an open area, kitchen and laundry room, totally furnished, city water included, on a forest with a creek in front of it, aprox. 1 km from the main road of Volcan.  The rent for it is $500 per month.
 
Two other examples: An apartment with everything included (city water, power, cable TV, internet), totally furnished for a couple at $350 per month or a house without furniture with 3 bedrooms, 2 bathrooms, living and dinning room, kitchen, laundry room, car port for 2 cars, totally fenced in a good neighborhood for $400 per month.
 
It's important for you to know:
  1. Most of the rentals include city water as part of the rental price.
  2. Usually you have to pay a security deposit (same amount of the rental price) and first month in advance.
  3. Security deposit, depending on what your agreement says can be reimbursed when you live the house if there is nothing missing or pending accounts to be paid, or you can use your security deposit for the last month rental.
  4. If the house is furnished the rental agreement should include an inventory.
  5. Agreements that are not in Spanish are not legal in Panama unless you pay a official translator to do it, which is not worth it. In most cases I recommend that you sign the contract in Spanish and English to make sure you understand what you are signing.
