Most of them are middle and upper class Panamanians. There are a few expats there, but all of the old Zonians (people who used to live in the Canal Zone when it was run by the US) are gone.
 
When the Panama Canal was turned over, some of the folks who have been living there in the Canal Zone were able to buy their houses but most of the Americans left. So the Panamanian government put the homes out to bid.  The buyers of these homes have really done a lot of creative things with the old Zone housing in terms of remodels but it still has a lot of feel of the American suburb. Most of the people who live in Clayton are Panamanians and there are a few internationals sprinkled throughout the area.

Ciudad del Saber Clayton Panama building – Best Places In The World To Retire – International LivingClayton, Panama is a high-end residential area where the average person in Panama does not have the income to live.  You will find homes in Clayton ranging in price from US $400,000 to $1 million or more, so in order to live in Clayton, you’ll have to have a certain amount of money.  In Clayton, you won’t find people on the lower end of the socio-economic ladder; everybody who lives in Clayton is pretty much upper-middle class or more.
 
Nowadays, you find mainly Panamanians living in Clayton; probably a little more than half of the population.  Here and there, you will have your foreigners, mainly from places like Venezuela and the United States.
 
Most of the residents of Clayton are still working, and some own their own business.  There are a lot of professional people in Clayton; doctors, layers, etc.  A small percentage of the people living in Clayton have young children.  (Clayton is not an area for average people just starting a family, because it’s too expensive for average people.)   
 
Within Clayton you have Ciudad del Saber (City of Knowledge), which contains mainly universities and companies (mostly high technology).  Clayton also has lots of sports amenities, including a swimming pool, football stadium, gyms, yoga and Pilates.
