You can rent a home in Nicaragua from US $200 per month to US $4,000 per month depending on location, size and region. A nice 3-bedroom home in Managua with hot water and Internet would run US $600 to $2,000 depending on the neighborhood. A similar home at the beach would rent for a similar amount generally, although some huge homes at the beach trend toward the higher numbers.

Within the city of Granada, Nicaragua, you can rent a nice 2-bedroom house for about US $500 - $550. It probably hasn’t been fully remodeled but it is still a good, functioning house. Five miles out of Granada, there are small houses that cost maybe $300 a month to rent. The farther you are from the city, the more affordable housing becomes. The real issue here is the availability of these houses because there is shortage of housing even for the locals here in Nicaragua. That’s also the reason why there are many families living in the same house.
 
For a bigger house here in Managua, let’s say a 2,000 square foot home with 3 bedrooms and 2 bathrooms, you’ll likely spend around $750 - $1,500 for the rent, depending on the type of neighborhood.

The cost to rent a home in Nicaragua depends very much on where that home is located.  If you live in Managua, it will be more than if you live in a little town.
 
When we were building the hotel in Masatepe, in the Pueblos Blancos area (out towards the country, about 35 - 40 minutes from Granada), I rented a nice little three bedroom, two bathroom house nearby that cost me US $250 / month.  That same house now would rent for approximately $400 / month.  In the same area there are quite a few big houses with four bedrooms and four bathrooms that are for rent for around $500 / month.
 
In Managua, the same house may rent for three times as much or more, perhaps up to $2,000 / month.  In Granada, it may rent for $1,000 to $1,200 per month.  In Leon, it would probably rent for about the same as Granada.  In San Juan del Sur, it’s difficult to know, because many of the houses are rented to tourists.
 
Of course, if you’re in one of the Pacific beach areas or in other parts of Nicaragua in general, the price to rent a house varies widely depending on if you are in a gate-guarded community or in the local town.
